Edwardian House Conversion to 3 Flats, Finchley

The brief

The owner had bought a traditional three-storey Edwardian house and wanted it to work harder: three self-contained flats, each roomy enough to live in for the long term rather than a squeezed conversion, and appealing to buyers and tenants alike.

What was built

• •A 3 m rear extension across all three floors, giving every flat a bigger footprint
• •A back-to-brick strip-out: floors, internal walls and roof structure taken out and rebuilt to current standards
• •A new layout throughout, with separate services for each flat
• •A full rewire, new plumbing and heating, and independent supplies for every flat
• •Sound insulation, fire separation and thermal insulation to current Building Regulations

The three flats

• •Lower ground floor: a three-bedroom family flat with its own garden and an open-plan kitchen and living area
• •Upper floors: two two-bedroom flats, laid out to make the most of the light and space

Outside

• •The rear extension tied into the original period brickwork
• •The garden laid out for the lower-ground flat
• •The front entrance and external details upgraded
