Areas we cover — North London first
Every town below has its own area guide. The North London towns are grouped by council, and the Hertfordshire, Essex and Chilterns towns and the rest of London follow. Not on the list? Get in touch.
Start here
North London, borough by borough
Enfield, Barnet and Haringey taken one at a time: which council decides where, the conservation areas and Article 4 directions to check, and what each council has been approving and refusing.
North London
Our North London area runs across Enfield, Barnet and Haringey, with Camden and Hackney along the southern edge. North London projects are designed, managed and built by Pine Grove’s own team.
Enfield
Enfield Council decides here. Bay-fronted 1930s semis in Oakwood, Cockfosters and Southgate, Victorian terraces in Edmonton, and the detached houses of Hadley Wood, which is Enfield’s despite the EN4 postcode it shares with East Barnet.
Barnet
Barnet Council decides here. Interwar semis through Edgware, Mill Hill and Hendon, Edwardian and Victorian streets in Finchley and Golders Green, and conservation areas at Monken Hadley and Totteridge.
Haringey
Haringey Council decides here. Victorian and Edwardian terraces and tall semis from Muswell Hill and Crouch End to Wood Green and Tottenham, and Georgian houses in Highgate village, many of them listed.
Camden
Camden Council decides Hampstead: Georgian lanes at the core, high-Victorian terraces and semis around them, and a borough-wide Article 4 direction that restricts basement extensions under permitted development.
Hackney
Hackney Council decides Stoke Newington, where Victorian terraces with a side alley beside the kitchen suit a glazed side-return extension below and a rear dormer above.
Large and luxury projects
Basements, double-storey schemes and whole-house projects
The guide to bigger schemes on bigger houses, with area guides for Hadley Wood, Totteridge, Highgate, Hampstead, Radlett, Moor Park and more.
Hertfordshire border
Over the county line from Enfield and Barnet. Hertsmere decides Potters Bar, Borehamwood, Elstree, Radlett and Shenley; Welwyn Hatfield decides Brookmans Park, plus Cuffley and Northaw, which share Potters Bar’s EN6 postcode. Interwar semis in the towns, large detached houses in the villages, and green belt around them.
Further into Hertfordshire
Broxbourne decides Cheshunt, Waltham Cross and Hoddesdon in the Lee Valley. Welwyn Hatfield decides Hatfield and Welwyn Garden City, where the Estate Management Scheme can add a consent of its own, and St Albans district takes the cathedral city, Harpenden and Wheathampstead.
North-west London
Moor Park, Northwood, Stanmore and Bushey Heath. Three Rivers decides Moor Park and Harrow decides Stanmore, with Hillingdon on the Northwood side and Hertsmere on the Bushey Heath side. On the Moor Park estate, the estate company’s consent under the covenants comes on top of planning.
East London & the Essex edge
Waltham Forest decides Walthamstow’s Victorian terraces and Chingford’s 1930s semis. Epping Forest district takes Loughton, Chigwell, Theydon Bois and Epping on the forest edge, and Brentwood decides Shenfield and Hutton Mount, a private estate with covenants of its own.
The Chilterns
Chorleywood is Three Rivers; the Chalfonts, Gerrards Cross and Beaconsfield are Buckinghamshire Council. Arts and Crafts houses around Chorleywood Common, 1930s houses among the pines in Gerrards Cross, and Beaconsfield’s Georgian Old Town.
Also covered
The area guides also take in South London and Surrey.
South London & Surrey
Richmond and Wimbledon Village, Elmbridge’s Esher, Oxshott, Cobham and St George’s Hill, Wentworth and Virginia Water, and to the south-east Chislehurst, Purley’s Webb Estate, Banstead and Kingswood.
