A 120 m² three-bedroom semi in Hadley Wood rebuilt to around 360 m²: a double-storey wraparound extension, a loft conversion and a 55 m² garden building.

Pine Grove's own team took this Hadley Wood semi back to its brick shell and rebuilt it at three times the size: around 360 m² against the original 120 m². A double-storey wraparound extension and a loft conversion made room for five bedrooms and four bathrooms, and a 55 m² garden building at the end of the new garden adds a gym, an office and space for guests.
The brief
The family's 120 m² three-bedroom semi no longer fitted the way they lived. They wanted much more space, a better layout and a high-end finish, without having to move.
What was built
- •A double-storey wraparound extension, adding open-plan living space downstairs and bedrooms upstairs
- •A loft conversion with a master suite and en-suite
- •The house stripped back to brick, with floors, roof structure and internal walls taken out and rebuilt to current standards
- •A new layout: five bedrooms and four bathrooms, with an open-plan kitchen, dining and living space
- •Underfloor heating across the new ground floor
Outside
- •A new front porch and entrance
- •A new driveway with more off-street parking
- •The whole garden landscaped, with a new patio
The 55 m² garden building
- •Built to residential standards: proper foundations, and insulated walls, floor and roof
- •An open-plan room with a kitchen, plus a fitted bathroom
- •Large bifold doors onto the garden
- •Set up as a gym, home office, entertainment space and occasional guest room
- •Power, lighting, mains water and a wired data link back to the house
