New Build Block of Flats with Penthouse, Mill Hill
A former commercial building in Mill Hill demolished and replaced with a new block: six two-bedroom flats and a penthouse with its own lift.

Pine Grove's own team took this Mill Hill site from demolition to completion. The old building came down, piled foundations went in, and a new block rose floor by floor on reinforced concrete slabs: six two-bedroom flats and a penthouse served by its own lift, built on a tight site with very little room for deliveries.
The brief
The client had bought a small commercial building that looked like a 1920s detached house, and wanted to replace it with a modern block of flats that made the most of the site: as many good-sized homes as it could take, topped by a standout penthouse.
What was built
- •Six two-bedroom flats with open-plan kitchen and living space
- •A penthouse on the top floor with private lift access and views on every side
- •A lift shaft serving every floor
- •Electrics and plumbing throughout, with fire separation, sound insulation and every other Building Regulations requirement met
How it was built
- •Full demolition of the existing building
- •Piled foundations to suit the ground and carry a multi-storey block
- •Reinforced concrete floor slabs on every level, for strength and sound separation between flats
- •The structural frame and outer walls built up from there
A tight site
- •Very little room for concrete lorries, deliveries or skips
- •Deliveries booked into set windows and the work phased around them
- •Waste removal and materials planned day by day to keep the programme moving
