Elmbridge is a well-run planning authority with clear suburban policies, and the staple family schemes pass through it steadily when they are properly prepared. Where Esher differs from an ordinary suburb is scale. The question officers ask on a private road is rarely whether you can extend but whether the enlarged house still sits comfortably on its plot, so our applications lead with siting, landscaping and massing studies rather than leaving them as afterthoughts.
The green belt edges add a second discipline. Extensions there are measured against the original dwelling, and headroom that was spent by a previous owner's additions cannot be spent twice. The private roads. Deep front gardens, pine screens, houses set well back. These plots absorb double-storey side and rear schemes gracefully, and increasingly the brief adds a basement level for pool, gym or cinema while the footprint above barely changes. It is the most rewarding kind of work in KT10 and the kind we plan our year around.
The Littleworth Common side. Leafier still, with houses that back toward open ground. Glazed single-storey rears and full-width family kitchens are the recurring commissions here.
Around Sandown Park. The roads near the racecourse mix substantial inter-war houses with newer replacements, and the work is correspondingly varied: lofts, wrap-arounds and whole-floor reworks.
The Claygate borders. Toward Claygate the grain tightens slightly and permitted development does more of the lifting, with rear extensions and lofts leading the queue.
