Approvals in CR8: the council and the covenants

Planning permission comes from the London Borough of Croydon, but on the Webb Estate and Upper Woodcote it is only half the answer, because the estates' covenants take their own view of what may be built and how it should look. The garden-estate character, houses behind hedges on generous ground, is precisely what those covenants exist to protect, and schemes that keep faith with it clear both hurdles far more smoothly than schemes that fight it. Read the covenants before drawing. The estates' rules reach matters Croydon never assesses, hedges and boundary treatments among them, so we establish your plot's obligations at the outset.

Croydon's householder route. Applications are decided in roughly eight weeks, prepared and managed by us from start to finish.

Permitted development, evidenced. Much of the single-storey and loft work proceeds under PD. Each such scheme gets a Lawful Development Certificate, because covenant compliance and planning lawfulness are separate questions and we like both answered in writing.

Ground and levels. The chalk behind the estates makes ground conditions a design matter on sloping plots, priced properly at quote stage rather than discovered mid-build.

Party walls. Deep plots limit exposure, but where notices lead to appointed surveyors, budget £1,000 to £2,500 for each neighbour affected.

Do the covenants make extending impossible?

Far from it. They set standards rather than bans: sympathetic materials, respect for hedges and verges, and designs that keep the garden-estate picture intact. A scheme conceived with those rules in mind moves through smoothly.

Is planning permission from Croydon enough on its own?

No. Council consent and covenant compliance are independent, and a scheme needs both. We check the covenant position before design begins so the two approvals never pull in different directions.

What should I budget in CR8?

Can I take down a hedge to ease access for the build?

Treat hedges as protected until proven otherwise: they are central to the estates' character and to the covenants. We plan access to work around them, and reinstate anything the build unavoidably disturbs.

Does the sloping ground add cost?

It can. Plots rising toward the downland sometimes need stepped foundations or retaining structure, which is why we assess levels at the design visit and price them into the fixed quote rather than springing them later.

How long does the whole journey take?

Design occupies a few weeks, a Croydon householder application about eight more, and the build three to seven months depending on scale. Programme dates arrive with the quote and we plan the job to keep them.
