What Barnet Council is approving right now

Every planning decision on North London homes is monitored here, so you can see what the council actually passes before committing to a design. In the most recent two-week decision window, Barnet Council approved 63 residential schemes across the borough — and the pattern is consistent: hip-to-gable loft conversions with rear dormers lead the list, most as lawful development, with single-storey rear extensions close behind under permitted development or with light conditions.

For NW11, read that pattern in two halves. On the Golders Green streets outside the Suburb, it applies directly — Edwardian and interwar houses taking lofts and rear extensions through the standard routes. Inside the Hampstead Garden Suburb, permitted development rights have been removed, so nothing proceeds as lawful development: every extension needs a full planning application and the Trust's consent. Schemes still pass in the Suburb all the time — they're simply designed for that process from the first sketch rather than patched up after a refusal.

Local knowledge

Golders Green's housing stock — and what works on each

Edwardian Golders Green (1905–1914). The suburb that grew up around the new Underground station in a single decade is one of London's great Edwardian set-pieces: arts-and-crafts-influenced houses with wide frontages, generous rooms, proper hallways and good gardens. They take extensions beautifully. A single-storey rear (£50,000–£110,000) replaces the original cramped kitchen and scullery with one big, light room on the garden; a loft conversion (£65,000–£110,000) finds two rooms in the generous roof; the tighter terraced streets suit a side-return (£40,000–£80,000). One warning from experience: these houses punish cheap-looking additions and reward considered ones — detail and materials are where the value lives.

The Hampstead Garden Suburb (much of NW11). The Suburb is one of the most architecturally protected residential areas in Britain, and the rules genuinely change at its boundary. Three differences matter. You need Hampstead Garden Suburb Trust consent on top of Barnet planning permission. Permitted development rights are removed, so there are no lawful-development shortcuts. And materials and details are tightly controlled — brickwork, render, joinery, rooflines, even boundary treatments are scrutinised. None of this stops extensions: it changes how they're designed. Matched brick and render, sympathetic massing, joinery drawn properly first time — Suburb-literate design is what earns consent. That's a service, not a barrier.

Flats, maisonettes and later infill. A meaningful slice of NW11 lives in flats and maisonettes, where permitted development never applies — schemes need full planning plus the freeholder's agreement. The later twentieth-century infill houses threaded between the Edwardian streets follow the standard rules. Either way, we confirm exactly what applies at your address before designing anything.

Every street is different. That's the point.

We design to Golders Green's stock and to what the council demonstrably approves — not to a template. A free site visit tells you what your house can take.

Golders Green is a premium market: expect £3,200–£5,200 per square metre, roughly 15–25% above the North London baseline of £2,800–£4,200. The premium reflects the scale and quality of the stock — and, in the Suburb, the materials and craftsmanship the Trust rightly expects. Following a free site visit we put a fixed figure on it, itemised so you can see where every pound goes — and the figure holds.

Permissions, handled

Planning permission in Golders Green — one postcode, two systems

Outside the Suburb, the standard rules apply. As of right, a semi or terrace can extend 3m to the rear and a detached house 4m; the larger home extension scheme, with prior approval, pushes that to 6m and 8m respectively, and loft conversions enjoy a generous volume allowance. Count on roughly eight weeks for Barnet to turn around a standard householder application, and where a Lawful Development Certificate is the smarter route we'll obtain one so the position is beyond argument.

Inside the Suburb, permitted development rights are removed, so every extension needs a full planning application to Barnet and consent from the Hampstead Garden Suburb Trust, whose remit covers materials, joinery, rooflines and detail. We design once, to a standard both will accept, and run the two consents in parallel rather than in sequence — that discipline is what keeps Suburb projects on programme.

Party walls: semis and terraces dominate NW11, so the Party Wall Act applies to most projects — budget £1,000–£2,500 per affected neighbour if surveyors are appointed. We serve the notices as part of the job.

How it works

How it works

  1. Free site visit — we meet you at the house, establish straight away whether the Suburb boundary catches you, and lay out feasibility, cost and consent route without varnish.
  2. Design & drawings — a design pack with 3D visuals matched to your house's character, drawn Suburb-literate where the address demands it.
  3. Planning, handled — both consents are our problem, not yours: the Barnet Council application and, where required, the Hampstead Garden Suburb Trust submission, run in parallel to decision.
  4. Fixed-price build — our seasoned North London team builds it, building control signs it off, and you get the house back clean.

Questions, answered

Golders Green extension FAQs

How much should I budget for an extension in Golders Green?

Around £50,000–£110,000 for a single-storey rear, £65,000–£135,000 for a kitchen extension and £65,000–£110,000 for a loft — excluding VAT and fees. NW11 runs 15–25% above the North London baseline, at roughly £3,200–£5,200 per square metre. We quote fixed and itemised after a free site visit.

I'm in the Hampstead Garden Suburb — can I still extend?

Yes. Extensions are approved in the Suburb regularly; the difference is process, not possibility. You need a full planning application to Barnet plus Hampstead Garden Suburb Trust consent, because permitted development rights are removed — so the design has to be right for both from day one.

What does the Suburb Trust actually control?

Materials and details, tightly: brickwork and render, windows and joinery, rooflines and dormers, boundary treatments. The Trust's consent sits on top of Barnet's planning permission, and schemes that respect the Suburb's architectural language are the ones that earn it.

Does going through the Trust slow everything down?

It adds a layer, not necessarily time — we run the Barnet application and the Trust consent in parallel rather than one after the other, and design to both standards from the first drawing, which is where most delays are avoided.

What works best on a 1905–1914 Edwardian house here?

A single-storey rear that replaces the original kitchen-and-scullery tangle with one light-filled garden room, and a loft conversion in the generous roof. Both suit the era's proportions — the craft is in detailing them so they look like they were always meant to be there.

Why do Golders Green builds cost more than the Barnet average?

Bigger houses, higher finish expectations, and — in the Suburb — controlled materials and joinery that take real craftsmanship. That's the 15–25% premium. It buys work that belongs on these streets, which is also what protects the value of the house.
